March 2017, SWMI Housing Market Sales Increased 17% from 2016

“The housing market in March, rallied following the restrained results in February. Compared to a year ago, the market was up double digits for number of houses sold, total dollar volume and average selling price. The first quarter ended setting record numbers for year-to-date, total dollar volume and both year-to-date, average and median selling prices in our year-over-year comparison since 2006. This is a significant since 2016 surpassed previous housing market results and became the new peak year,” stated George Lucas, President of the Southwestern Michigan Association of REALTORS®, Inc.

February 2017, SWMI Housing Market Sales Prices Up Slightly From 2016

“The housing market in January 2017 continued the record setting pace that the housing market experienced in 2016. The housing market in February failed to set any records in the year-over-year comparison for sales, total dollar volume, and selling prices. However, January sales, total dollar volume, and selling prices managed to keep year-to-date numbers up as much as 11 percent over 2016,” stated George Lucas, President of the board of directors, of the Southwestern Michigan Association of REALTORS®, Inc.

February 2017, Housing Market in South Haven 49090 and SWMI

In February, the number of single family home sales in the South Haven zip code 49090 decreased 23 percent when compared to February 2016 (10 vs. 13). Year-to-date, the number of single family houses sold was up 9 percent (25 vs. 23).

The average selling price for single family houses in February rose 106 percent to $346,710 from $168,470 in February 2016. Year-to-date, the average selling price was up 127 percent ($382,860 vs. $168,740).

The median selling price for single family houses jumped 114 percent to $237,200 compared to $110,720 in January 2016. Year-to-date, the median selling price was up 47 percent ($179,500 vs. $122,000).

February 2017, Housing Market in Cass County & SWMI

Overall home sales decreased 8 percent from 37 home sales in February 2016 to 34 in February 2017.

The number of waterfront homes stayed the same at 6 homes for February 2016 and 2017. Non-waterfront home sales fell 10 percent in February 2017 (28 vs. 31).

In February, the average selling price in Cass County for all homes decreased 9 percent to $123,414 from $135,686 in February 2016. The median selling price for all homes in February dropped 18 percent to $87,500 from $106,250 in 2016.
